Surrey
Surrey is Shobit's home base and one of the largest cities in British Columbia. It is organised into six town centres, each with its own character, from the high-rises of City Centre to the farmland around Cloverdale and the beaches of South Surrey.
Living in Surrey
Surrey is one of the largest and fastest-growing cities in British Columbia, covering a big stretch of land south of the Fraser River between Delta, Langley and the US border. Instead of one downtown, it is planned around six town centres: City Centre (Whalley), Guildford, Fleetwood, Newton, Cloverdale and South Surrey. Each has its own shopping, services and housing mix.
That variety is Surrey's biggest strength for buyers. Within one city you can choose a concrete high-rise next to the SkyTrain, a townhouse in a newer family subdivision, a house with a basement suite that helps with the mortgage, a large custom home on an estate lot, or an acreage in the Agricultural Land Reserve.
Surrey is also one of the most culturally diverse cities in Canada, with large South Asian, Filipino, Chinese and Korean communities, and a younger-than-average population, which keeps demand strong for family homes and schools.
Neighbourhoods
City Centre / Whalley
Surrey's emerging downtown around Surrey Central and King George stations, with towers, City Hall, SFU Surrey and the central library.
Guildford
North-east Surrey around Guildford Town Centre, close to the Port Mann Bridge, including the established Fraser Heights area.
Fleetwood
Central Surrey along Fraser Highway, family-oriented and set to gain SkyTrain stations on the Langley extension.
Newton
Central-south Surrey around King George Boulevard and 72 Avenue, including Panorama Ridge and Sullivan.
Cloverdale
Historic town centre in east Surrey, home of the Cloverdale Rodeo, plus the newer Clayton neighbourhoods.
South Surrey
Grandview Heights, Morgan Creek, Crescent Beach and Ocean Park, stretching to the US border and wrapped around White Rock.
Homes & housing
New construction is steady across the city, so buyers can often choose between pre-sales and resale. High-rise and mid-rise condos cluster near SkyTrain stations and town-centre cores. Townhouse complexes are common in Clayton, Fleetwood, Grandview Heights and Morgan Creek. Detached homes, many with legal or unauthorised basement suites, make up much of Newton, Fleetwood, Guildford and North Surrey, and large custom builds are found in Panorama Ridge, Fraser Heights and South Surrey.
Lifestyle & amenities
- Large parks including Bear Creek Park, Green Timbers Urban Forest, Tynehead Regional Park and Redwood Park
- Major shopping at Guildford Town Centre, Central City, Grandview Corners and Morgan Crossing
- Events like Fusion Festival, Surrey Canada Day in Cloverdale (Western Canada's largest free Canada Day celebration) and the Cloverdale Rodeo, plus Vaisakhi celebrations in Newton
- Beaches at Crescent Beach and nearby White Rock
- Golf courses across South Surrey, Newton and Cloverdale
Schools & healthcare
Public schools are run by the Surrey School District (SD36), the largest school district in BC. Post-secondary options include SFU Surrey and Kwantlen Polytechnic University campuses in Newton (Surrey campus) and Cloverdale.
Surrey Memorial Hospital in Whalley is the main hospital, with Jim Pattison Outpatient Care and Surgery Centre nearby. Peace Arch Hospital in White Rock serves South Surrey.
Getting around
The Expo Line runs through Scott Road, Gateway, Surrey Central and King George stations. The Surrey Langley SkyTrain extension along Fraser Highway, with eight new stations, is under construction and scheduled to open in fall 2029. Highway 1, Highway 99 and the Pattullo and Port Mann bridges connect Surrey to the region.
What buyers should know
- Check whether a basement suite is permitted and registered with the City before counting rental income.
- Ask about City of Surrey neighbourhood concept plans; areas around future SkyTrain stations are being rezoned for more density.
- Some east and south Surrey properties are in the Agricultural Land Reserve, which limits what can be built.
- For newer strata complexes, review the depreciation report, strata minutes and the remaining home warranty coverage.
Best suited to: Families, first-time buyers, investors looking for suites, and buyers who want space and new construction at more accessible prices than Vancouver.
